Some people just don't do boundaries well. Parent's farm was a 3 forties with about 1 1/2 acres sold off a corner by a previous owner. The first people, the ones that lived there when we moved in were A55HOLES, the next two were good neighbors. Didn't hurt our feelings at all when the first guy represented the lot as 2 acres when he sold it and got sued. The new owner's attorney suggested the seller approach us and buy 1/2 acre to make the lot as represented. Of course he tells the new owner that we were jerks and wouldn't sell any land. We didn't feel bad telling the new owners that the jerk never approached us. Original owners were locals, the new owners came out from Lansing. The new owners learned how to move with the flow, previous owners planted pine trees on the back of the lot. The new owners were having problems getting the grass cut, I offered to hit it with the haymower, they declined because of the pine seedlings. Next time I had the haymower out they asked if the offer was still good.
