Western PA Farm ground rent prices ?

I recently inherited some farm ground in western PA after my dad passed away. The neighbor farmer want to farm it. Whats farm ground going for$$. Rent by the acre per year .How much? Thanks
 
That would be a total joke in my part of the country,,,CPR is being paid about 1/4 or less of what good crop ground is renting for. Ask a real farmer what he is paying , don,t give it away.
 
How big is it? 80 acres is different than 4. Is it good ground? If it"s good size, good ground, take the average corn yield x $4.50 and divide by three. In Pa that is probably the ceiling, and won"t leave much for the farmer. I farm a lot of small, not so good fields. They are pretty common in Pa. I do a good job, keep the roadsides mowed and things looking good. And that is my rent.

In So. Mn. here there is not a "real"farmer around who will share what he is paying anyone for rent. Way to competitive. You tell anyone what you are paying for rent and that azzhole will rent it away from you next year.
 
Im from western pa and we go from free to 15 bucks a acer! Alot of pa ground needs a ton of work usually takes about 5 years to start making decent yields which is about 135 average we have some ground that will give us 200 plus corn but its few and far between! You get towards west central pa and alot of ground has been stripped mined and its isnt worth a darn usuallg makea few grass round bales off of!
 
More than cash should be considered my contract is three pages getting over 400 but waterways are protected so much fertilizer has to be applied and soil test every year no carry over on chemicals even hunting rights included.
Its nice to talk about protecting ground you rent but what about the guy renting everbody wanted to play nice with my previous renter cost me a huge chunk of money and he lost a chunk of ground with good road access all flat and tillable.

Is at $50.00 acre for anything tillable.

Not even in the ballpark. County average here is about 130 or so last I checked(Mercer). Guys that try make 150 or a little better.

The BTOs are offering $50ish. $20-30 is much more common.

You will be lucky to find anyone willing to pay 10% for good ground. Most guys want it for free. Some folks are very happy if you plow their garden, and keep the snow off the driveway in the event of a big snowfall.

Keep in mind that it will take 3 years to get most ground back into shape, as most guys around here farmed it into oblivion(5.0 ph, no P, no K)...

Knowing where exactly would help greatly with providing info.
