I recently attended a farm and home show and there was a product that was used to coat barn roofs. I have a metal roofed barn which has some leaks around where the plastic washer were to have sealed out water. Have any of you used such a product for the purpose of sealing a roof. If so how did it work, what was the cost,and what was the products name? Any help would be appreciated. Thanks!!!!!
 
There is products that do what you want but over the years the nails or screws have worked loose from metal expanding and contracting and in order to do a "good job" they should be replaced before sealing the roof.
Elastomeric paint is what you are looking for. It is very fussy in that no moisture can be under it.
 
It's been my experience that any "quick fix" miracle roof coating solution is only a short-term bandaid. Might last you a year, maybe two.

Ultimately, you're going to have to do the right thing to fix the roof.

If the steel isn't shot, you could simply replace the nails with longer screws that won't pull loose over time.

This is why they fasten steel roofs through the flat now, instead of the ridges.
 
Roof has to be so squeaky clean for the stuff to adhere, its almost not worth the effort.

My shop roof is leaking like a sieve- Former owner of the property built it on the cheap, without roof insulation- it sweated so much that he took the metal off, installed insulation, then put the roofing back on. Put some goop on the nail holes, but that's all come loose. And just for good measure, he lapped the roof sheets wrong, so it siphons water between the joints as well. Grrr. . .
 
If the washers under the nails/screws are leaking just remove them and install a new one in the same hole. I have had to do that on several roofs over the years. The new hex head roof screws are great to use. If yours has nails I use a good pair of knippers to grab the nail head with and put a thin piece piece of wood under the knipper head to pry across so you don"t damage the roofing. Then just screw a new screw in the old hole. It does not take very long to do a side.
