I have had an offer of $126 an acre to put my farm of 220 tillable and tiled acres into the CREP program here in Michigan. They would block up all drainage and allow to happen whatever happens. I would have to plant some grass with compensation for expense. I could also plant native trees, with compensation. I retain all owners rights otherwise. The contract runs for 15 years.
My main worry is that is that when the contract runs out they will stop paying, declare the land wetlands and forbid any other use of the property.
For this reason I am not going forward with the contract, But I was wondering if any of you Michigan farmers might care to share an opinion on this program.

Wouldn't you know that our state is looking to spend more of our tax money when they can't currently pay all of our bills. All the budget cuts they are talking about to education and roads and other areas while wanting to sign you up. The proposed budget doesn't even fully fund the CFR program for the forests and that effects 2 million acres here in the U.P. and several million dollars to the local schools. Good luck to anyone going into business with the state.

You can just about be guaranteed that you will have a wetland that you can't touch when you go out of the program. Wetlands delineation comes under state control, and you're probably exempt right now as being a "farmed wetland", so you can continue farming it. But once it is not farmed for 5 years (at least that's the rule in Washington), you lose the exemption, and it just becomes a plain old wetland, and you will be forbidden from draining it. Kind of a clever little scheme on the part of the guvment. Sometimes I'd rather they just hold me up with a gun- its much more straightforward.

Trust your gut, after 15 years you'll never farm that land again and still keep paying the property taxes.

Other thing to consider - even if its not declared a wet land in 15 years - what will you have left? Lot of trees and brush can grow in 15 years in those areas that you can't get to once the drainage is stopped up.

Mmm mmm mmm. Your gut instinct is? Nothing like having to pay taxes on property no one can touch, neither you whom own and pay taxes on it, nor anyone else who's taxes will go to cover it. Our friggin government needs to get their sticky fingers out of the land/land owner/leasing business with OUR tax money. When they put their arm around our shoulders and say "Buddy, have we got a deal for you", bad things always happen afterwards. RUN. Sorry, makes my blood boil.

If they are going to stop the drainage, I'd worry too. This wetland stuff is completely out of control now. Hard to imagine how much worse it could be by then. I don't think I'd touch it with a 10 foot pole.

Not a bad income with minimum expenses. Have ya inquired about your concerns. 15 years of prarie and native trees groing your would have quit the wildlife area. Does the crep income surpass your current profits on the land. I will be enrolling 40 acres next time around as it will be at least double the rent I get now. The cost sharing is nice as native seeds are pretty pricey. Whatever you do you have to feel good about it, if not dont do it.

Before retirement back when I lived and farmed in another state one of the gals in the FSA(ASCS)
office told me to never declare any land as wetland.

$126/acre seems good now but in 15 years it may not be so good. You or someone else would have to use a bulldozer to reclaim it as farm land by then. On the other hand you could have an excellent hunting preserve that you could charge people to hunt on.
Years ago a county soil and water agent stopped by my farm with maps showing where they had designated wetlands. All but one were creekbottoms so no surprises there. One was in a pasture and not wet which i pointed out. They said "It doesn't have to be wet to be a wetland it only has to be a soil type that would be wet if there were enough water"!!!!

Those people scare me.

Absoulutly.

In 15 years you get to pay taxes on worthless land. Govt will still run it with regulations, so I do not know what "land rights" you retain????

Neighobrs will be upset over all the water & wildlife that spills over onto their property. While they say any tile going to other property is replaced with solid tube, what happens if it blocks up or doesn"t work... Mad neighbors.

Bugs me to take good farm land out of production - yours to what you want, but I see it as a govt buy-out of rural areas. We all should live in the city & work in our little govt cubicle...
