Building sliding door, hard to open or shut?

I'm renting a place and the garage that I keep my tractors in has a sliding (horizontal) door on it. When I first got here the door was really stiff, felt lumpy to pull, and seemed to get stuck half a dozen times across the track. Made it a real pain to open or shut. After a while it stopped and was great to use. Now it's started being a pain again and I can barely open/shut it. Any suggestions on what might be the cause of the fault and what I might do to fix it? Many thanks, tractorsam

You must have square door track.The track bends inward and rubs on the hanger bolts.I have a 4x8 door on round track that the wind can push along the track.I will replace the square track on all my doors as I can afford it.I was buying some lumber, saw a fellow with a long length of square track at the check out.I told him to put it back and use round track.He looked at me like I was nuts, bought it any way.I told him I had fought with square track for 50 years and had enough.The problem with square track is its light gauge.The hangers will spread and drop the track or bend inward and rub the hanger bolts.

Go dead center of the track roller (center of the wheels) and also midway between the rollers, drill 3/8" hole. This hole should be in the outside of the door track. This will alow one hole for both rollers. Now you can pump oil on them real easy. To much oil and it will run down the door, so more often is better with less oil. Get in the habit of ever six months oiling those rollers, there is a big payback for your effort.

We get many calls each year for this problem, it makes a very expensive trip if they do not do it themselves. Try to place the oil on the bearings even if they are nylon wheels. If you do not hit ground zero, the oil will make the wheels slide if they are seized up. That may not be ideal, but it will soften the push.

While we are on the door subject, you can not believe how many torrsion springs we fix on overhead doors with a little oil placed on the springs. That also is a needless service call.

Is your door dragging and leaving marks on the side of the building? I think there may be an in/out adjustment on the hardware to fix that.

Have a shed with sliding doors. Didn't hook them to the posts one night in a high wind. The bottom of the door swung/blew outward bending the roller bracket so now the top of the door rubs the sheetmetal just below the track. If you push/hold the bottom of the door outward and it then rolls easily, straighten the roller brackets.

Haven't tried oil but I'll give it a whirl. Don't think the door is warped or that it's frost heave but I'll have a closer look tomorrow. The weather has actually been pretty consistent around here lately (unusual) and it's been fairly cold. I'll try the oil and have another look around the door. Many thanks, tractorsam

A little oil on the rollers works wonders. I use one of those old thumb pump oiler with a real long spout.

There are adjusting rods/nuts on the door hangers to lift the door a bit so that it doesn't drag.

If you live in the "frozen in winter" climate like I do , you might be getting "heaving" under the door which will bind it and sometimes even heave the wall that the track is mounted on. If it works fine in the summer , then that's probably your problem. What "changed" from when it worked fine?

If you haven't already tried it, I would sure try lubing the rollers and making sure they were all on track correctly. Also anything under the door that rubs can make them hard to move. If it is really cold, water could have gone under the concrete and raised it up a bit. When it thaws out, they usually go back down. Good luck!
