Track Adjustment

I have a Mitsubishi BS3F crawler when I add grease to adjust the tracks it only stays tight for a short time. Is it easy to replace the piston or rings and are the parts avalible.

I have never put a seal in the BS3F but have done on their diggers,split the track and pull the idler out,pump the adjuster with grease till it pushes out the piston,put on the new seal with the lip looking the right way,clean the grease from the cylinder,open the valve and put the piston back,I am in the UK and its the Cat dealer that carries the spares for the Mitsi.
