Building a house, jumping thru hoops!!!!!!

Wife and I are starting a new house. We have had to have a perk test, and septic field designed, now I have to take a plot plan with the house layed out and the septic system, and the future repair site to planning and zoning for approval. After that is approved I take the septic permit, and planning and zoning approval, along with 2 sets of plans, floor plan, cross section, and elevation, and a set of footing plans, with all details, down to and including insulation to the inspections dept. If all is approved then I can BUY a building permit. I am drawing up the plans myself and I'm not a draftsman, just and old country boy. I remember my dad building houses without any plan except what was in his head. It wouldn't do to take my head to planning and zoning, might never get out. What does other parts of the country have do do to build a house? One of the great things about the webb is you can learn a lot about how others live. What I'm going thru may be a piece of cake to some and others may just start building with the plans in your head. I am in central NC. Any others?

Nat,
Went through everything you mention, have 33 acres. Finally had to hook up with a builder who knew the building inspector, life was good after that. Basically just used the builder when I was too busy working or on the heavy stuff when I couldnt get enough friends together. As far as the septic, the county was real sticky on that. I think we had around 600 yards of sand to build this stupid 3 foot tall mound. I have spent all summer back filling around it with my loader 1 yard at a time, so it doesnt look quite so much like a volcano. Grass wont grow on it, etc.
This is mid michigan. I have buddies near Metro Detroit that are spending upwards of $15K for a septic and it has to be installed by a licensed person, so the homeowner cant save a dime doing any work himself.
With all the permits...
Driveway, building, barn, electrical, mechanical, 2nd mechanical (fireplace), septic, well. Yes, I had to get a permit to build a driveway to my house, you would think they would assume every house would have a driveway to get to. But then with another permit, they can scam me out of another $50. It would have been a lot cheaper to buy a house already built.
But, being married, sometimes it is easier to agree and pick the right battle. She got a house, I got a new barn and a tractor. Good trade in my opinion.

Round here you need a: hammer, saw, and a $hit load of money, oh, and a permit of somekind about what you are going to do with your $hit once it rolls out of the house.

We built a new house on the farm here in north central Iowa in 2000. We needed a perk test for the drain field. It passed and that was all that was needed, not even a building permit. Couldn't have been easier.

Built our house last summer ('03) and went through the same thing in Western Wisconsin (Dunn County). When they realized we were builing on 60 acres, they took their hand away from the really thick book and said that building plans drawn on the back of old envelopes were just fine.

They were *VERY* serious about the septic system work. And that is one place it does make sense to pay good attention: it is all to easy to mess up your (or your neighbor's) well.

I have built 3 houses, one for each wife. the last one I built 9 years ago, and I think I'm done building houses. around here all you need is a septic permit which is a state requirement. locally I need nothing. just build or move in what you want, no permits, nothing.

Don't forget seismic and energy calculations. Here in Los Angeles County we have to add these and dig the whole place up to make sure that we are not building on a fault. I live in the San Andreas rift zone on an alluvial fan. Here the perk test is easy, water goes straight down in seconds. I think that the perk test can be a big problem if you have clay soils.
One other thing that will make you laugh (till you get the installation bill), a fire sprinkler system is required inside residential structures. This is because we live next to the forest, and they don't want the forest burning down when you light your house on fire.
LA county is the toughest to build in, unless you are raising acres of stucco boxes on 30' row spacings.

It is about the same here on getting a permit. You buy the property, maybe pay taxes on it for years. Then spend big bucks just to get ready to ask permission to build a house on it. Here, we have to get approval from three different offices before a deed can be recorded- and this is rural area. Maybe 6 traffc lights in the whole county. It is rumored that in some parts of NJ, the cost of permits and inspections for ordinary new house might be $30,000.00.

Just bend over and take it, it's worse than that were I live.If you can stand on your head and juggle running chain saws at the same time you get a permit.
