Some investors are proposing to build a 2500 sow farrowing barn nearby in central MN. Most livestock operations here are small dairy, beef and some poultry. How wide an area is affected by this size hog setup by odor? How many acres of cropland would be required to spread manure? I would welcome any insight on living near similar operations.

Some things to be aware of before putting your money in the pot.

1. CAFO operations are currently under investigation for applicability to Clean Air Act standards as major sources of HAP emissions. This operation goes well over the trigger limit, and most likely will be subject to a Title V air permit within a few years. It's expensive. You'll be looking at probably upwards of $100k in equipment and modifications to obtain this permit.

2. Nothing, I mean nothing, brings out community opposition like a large scale hog operation. Doesn't matter where you are, or what type of operations are already existing. Folks go bonkers when it comes to hog operations. Be ready for massive political and legal fights, and to quite possibly have the county or state change zoning on you to specifically prevent the operation. Seen this happen a number of times.
