I'm gonna assume it's good farm land that grows corn & beans here.
Is this on the sandy side of Brown Co or the darker, clay side of Brown Co?
Good land that the neighbors brag they get over 200bu an acre every acre you can bid out every year and get close to $350 an acre, but you will be dealing with slippery folk, that will run down the soil & move on. Hopefully you get paid.
A good long term renter that helps you out, takes care of the ground, pays you on time, rent is around $200, maybe $250 right now.
If you are on the sandier ground in the county, it can be about 1/2 of those numbers.
If it is a small,irregular, or poorly drained field, or surrounded by trees, again at most it would be 1/2 of those numbers.
Really, one would need to see the land,to know. As well as how you are doing it - long term deal or just by the year, maintaining fertility & mowing waterwats and maybe helping out with snow on the driveway in winter, or just come in for a year farming, take care of nothing but give you money....
So those numbers are just rough, round, starting ideas. Land rent is one of those closely guarded secrets. _everyobe_ thinks they know what is being paid at the local coffee shop, but I've heard now that a neighbor farm rented for $300, $370, and $400 'for sure' from 3 ifferent people.... ;)
