If you were to agree to keep things "as is" and he continues to have use of the 6 ft, would he be willing to pay a token rent on the 1/2 acre? The proceeds could be presented to a mutually agreed upon local charity. Seems if he now does own it through adverse possession, your legal description is correct and his is now wrong and the burden of legal, survey and recording fees are now on him to update? Definitely worth a consult with an attorney for competent advice. Which brings up another question: Does title insurance cover things like an unrecorded adverse possession?
