They kinda of frown on verbal agreements. Could end up being your word against his. And if he claims a storm broke them out, or they weren't broke when he left, even though thats not what happened and its not right, the court might not side with you. You might just threaten a lawsuite and see if he chokes up some cash. Don't know for sure what else to tell ya, other than keep the deposit if they paid one.
