Maybe because that is what the landlord wants? On average crop share does return more to the landlord, but widows and other heirs often don't want to deal with crop share. And absentee landlords don't know if their tenant is being honest with them. And investors often want consistent income. You can refuse to cash rent, but that often means you don't rent. Period.
