There have been more "retirement" sales around here this last year. I think the down turn in the crop prices has driven it. When there is good money in row crops it is "fun" to farm. When your breaking even or loosing money it is not so fun anymore. Therefore you kind of have built up of guys retiring. They may have normally retired a few years ago but did not because things where good. No many of them are selling before things get worse. Land prices are down some around here from the peak but are still sky high to me. Good quality used machinery still is bringing good money too. So if your thinking about retirement I think the values are better now than they will be in the near term future.
The serious farmers around me are gearing up for another BIG corn crop. They just can not pay the rents they have with soybeans. So if we have a near normal crop I think $2.50 corn is just around the corner. Eventually these lower prices with start to effect the land and equipment values.
