I owned 300 acres in a county in Indiana with no zoning. As I watched the area turn into a garbage dump with all kinds of trashy situations, I sold the property. Had to cut it in pieces. No one there had enough money to buy the whole thing. Lots of people wanting to by 2 acres on contract for a mobile home. No thanks. I certainly was not going to invest money in a house and buildings, when the next week I might right be next door to a bunch of desert rats living in an old school bus.

Sure glad that land is long gone.
