Create terms for the sale, either in a letter or e-mail, or even a text. If a deposit check is sent, cash it immediately. That way, the buyer has less leverage to cancel the sale without you knowing. Make arrangements for pick-up and final payment. Put a clause in the agreement that if the item is not picked up by a certain date, the deposit will not be refunded and the item will be re-listed. If it bothers you keeping the money, give it to a charity.
People have to be responsible for themselves. If they can't follow up on their agreement, you have a document trail that says they didn't follow the agreement.
Selling items on Facebook Marketplace, once an agreed upon pick up time is set, I tell folks that if you are an hour late with out notice, it'll get re-listed, and their deal is cancelled. I also get their name and phone number, which gets rid if the anominity(sp?) protection.
Some buyers are asses. There are a lot of good people still out there though.
