if there is any grade to your land ie hilly , sloped ,ect and the house is sited propely you can have a walkout basement and a attached garage with one bay above the other and seperated from the basement . i built my house 10 years ago and wanted a garage under the house and was talked out of it . so i did a full basement with attached garage on grade . after i saw the finished product i saw what could have been .instead of footers stopping below freeze line for the garage they could have extended on down for a attached garage below the other .my walk out basement drive way slopes down and away from the house and so could have the under ground garage . of course this requires a rear drive way in addion to the front drive way for the front of the house . i could have had a fire proof door between the basement and under ground garage to seal out fumes and the fire hazzard . this would have cost very little more at the time of construction except for the steel to support the top garage floor .
