Beyond local zoning and utility issues, keep in mind that the price of land can go down as well as up. The biggest issues that seem to drive the price of land down is interest rates (higher interest rates mean higher monthly payments so fewer costomers) and local unemployment (higher unemployment means fewer jobs so fewer customers). Zoning could be a real killer for subdivision: some townships near here require a minimum of 300 feet of frontage before you can build a driveway. Pretty much all townships require a five acre minimum lot size. And they are getting tighter every year, so even if it is OK now, it might not be in a few years.
