im not sure that you are too young. I am 24 now and have been in a new house now that my wife and i built with help from family for over a year now. I started out sort of like you, but i ran excavating equipment on commercial job sites. The company i worked for only did rate jobs. So my future wife and i were able to get property and an old mobile home for cash. we fixed the mobile home to live in, got electric , well, and septic all put in so they would hook to trailer and future house. All i can say is dont let the bank just have your money. if you can wait for the money, its is worth the wait. A twenty year 40,000 dollar mortgage around here you would end up paying 70,000 back. And 40,000 isnt enough to build a very big house. just remember you cant over plan. good luck nate
