Hi Ol' Pard, Ted Turner or Cabela's will probably come in here and suck that one up. Only eighty acres of irrigation so not much work to speak of. :>) They stock 'em with buffalo and pheasants and let 'er go back to nature. Mostly, they go after those 6 or 7,000 acre spreads tho. That way they can dictate the terms and the locals can't compete. Allan
