To me, the extra fees and 24hr requirement makes some sense. They are going to be overwhelmed with potential buyers. The fees are in part to discourage people that aren't serious and part to recover the costs of supporting the huge crowd. Incidental costs, like bathrooms and garbage disposal, are going to be a hefty chunch of change for a week long auction of this size.
If they did buy the entire estate, they will want it cleaned up after the sale. I have seen a lot of auctions where buyers will leave parts of the lot they bought simply because they are too lazy or ill-equiped to remove it all. The mess is then left for the auction service to remove. With 20,000 items and many out of state bidders, there is the potential for a huge residual cleanup.
I'm not saying that I agree with all the charges, but that may be a resonable explanation for some of them.
