7% is exorbitant.We are in the process of doing the same thing in fact the sale is at 10AM today. I checked around and 4% seems to be standard and you pay exp .I have a friend who is a well known auctioneer who is doing it for half of that, 2%. This is 200ac. in central Ill.Million $ plus sale.I would check around,real estate agent only charges 6% for a straight listing and name your price.
