Old, I hear you. Although I have worked hard here in California I have been fortunate. Over the last 5 to 7 years I have been able to buy 7 quarters of land in SW North Dakota where I grew up. I farm it from California, and I manage for pheasants, and I have them, lots of them. A couple of years back the local Pheasants Forever Chapter named me the landowner of the year, and I let everyone hunt it. The slob behaviour has been unbelievable. Plus, Everyone had time to be out there when it was time to shoot pheasants or deer, no one had any time when the fences need fixing ect. So I rented the hunting rights to my younger brother for $1.00. He is a mean, angry, unstable, paranoid, SOB that likes to patrol the place with a AR15, a Mossberg 590, and a 7mm08 scout sniper rifle with some sort of a night vision scope. If anyone asks to hunt it I refer them to him. This works well for me.
