I have in recent years paid a bunch to a fine lawyer & spent way too much time in court over a boundary dispute. Experience tells me that the layman is generally wrong in what he thinks the meaning of 'adverse possession' actually is legally defined as. The points are very fine. You are more or less wasting your time collecting opinions here. You need a lawyer , specializing in land matters as they apply in your state.
