Dave, you need to look past construction. It's way off here in Albemarle county also. But that's only one little segment of the economy. Sure, important if you're selling construction material. The guy who organizes the hunt club here sells wholesale electrical supplies. He's hurting.
The saving grace for him is the major construction projects happening on universities. They all found bids to be unusually low, accelerated their construction plans to take advantage of the situation. Statewide.
You're not the only one here who assumed we were enjoying northern Va prosperity. Not at all. Neither my wife nor I have anything to do with it, much more trouble than it's worth. Though I did sell a Cat trackloader and its trailer to a guy in Manassas, currently on a boat headed to Peru. Which greatly disappointed a guy from Richmond who decided a little too late he wanted the tractor. Obviously, I didn't need to discount it at all.
Our perspective is from retail stores scattered around Va, NC, and W Va. Never in the dense population areas. Are they tickled with their sales? NEVER! Not even when things are rolling in general. More important is to look at their purchases. That's what we see. They don't buy unless goods are going out the door. When they're desperate for merchandise, things are working.
Always some are better, some worse. A sales call in Lexington was cancelled last week, too slow sales. But another store in Abingdon was happy to get the slot. We've got nothing going on in Staunton at present, but that's got little to do with the economy. Stores come and go. The best account in Harrisonburg is gone, poor management coupled with a poor location. Another will takes its place in time.
What we're seeing is a distinctly positive change from a year ago. Pretty much all over, from tidewater Va to the mountains of W Va and NC.
