Erik, If you are just starting out, you will find out that banks don't like to loan money on land without improvements, like an existing house.
Everyone has been looking for that 10 or 20 acres to build on. Good luck, 40 years ago I was looking too. God stopped making land about 4.5 billion years ago. Your best bet might be to find a cheap mobile home in the country, witch isn't worth much but it has land, septic and electric. Build your structures and sell or give the mobile home. Known a few people that have done that.
What you are trying to build is basically a house trailer, like those built in the 50's and 60's, without wheels. Later, they called trailers Mobile Homes.
Spraying the walls with foam sounds like a good idea to seal them up. Have to cover the foam for fire reasons.
Construction cost wise, I don't see how you can come ahead building a trailer/pole barn.
BTY, I lived in a trailer for 10 years when I was starting out. It was cheap housing. However, I never see myself living in one again!
