About 30 years ago, the home builders pushed through a county wide area planning. They wanted to do this to put an end to a person putting a single wide mobile home on their property for their kid or relative to live in. All new single wide trailers have to be in an approved mobile home park. Put an end to building single wide trailers in Indiana. I can see the upside to the trailer ban. Not many people want a trailer next to their house.
Also put an end to building a second home on your property if you are zoned R-1. You will have to sub-divide if area planning will allow you to, providing your neighbors don't complain too loud. BTY, this will increase your property taxes too.
Two years ago I built a pole barn on 20 acres. My frist stop in getting a permit was Area Planning. Second stop was the board of health. Final stop was the building inspector. Forget how much the permit was, but it wasn't cheap. If the property didn't have an approved septic, NO permit. There was no water or septic going in the pole barn. LOL George
