How do you handle internet tractor sales?

A buyer calls me on sunday,says he will buy my tractor but can't get there till friday,so I tell him i'll hold it cause he's a couple states away.In the mean time someone else comes along but I can't sell it because i'm holding it for the first guy who said he would take it.Three days later the original buyer calls and says it will probably be next week before he can get away.Then a guy about 600 miles away says he'll take it and send me $500 down and pick it up in a couple weeks.A few days later I get the $500,but two months later the tractor is still here,he's called twice saying he'll be here in a couple days but doesn't show up.There's got to be a better way to handle this,maybe I'm to easy.
